This allows income, assets, credit, and borrower documentation to be reviewed upfront, with the property details added later.

What is your Bulletproof Pre-Approval?

Bulletproof Pre-Approval is the nickname I use for a Fully Underwritten Pre-Approval because the borrower side of the file has been reviewed more deeply than a standard pre-approval letter. Bulletproof refers to the depth of the upfront borrower review, not a guarantee of final approval.

Does a Fully Underwritten Pre-Approval guarantee my loan will close?

No. Final approval still depends on the property, appraisal, title, final documentation, underwriting requirements, loan program guidelines, and market conditions. But it can help create a stronger financing position because much of the borrower review has already been completed upfront.

Why do you call the listing agent?

I personally call the listing agent to explain the strength of the buyer’s financing, the level of review completed, how prepared the buyer is, why I am not a big bank, how I communicate, and how we plan to perform after contract acceptance.

Why does it matter that you are not a big bank?

In competitive offer situations, many listing agents want to know that the lender is accessible, directly involved, and able to communicate quickly. I am not a big bank. You are working with me directly, and the listing agent knows who to call if they have questions.

Can the listing agent tell you details about other offers?

Usually not. Listing agents often cannot share specific details about competing offers. But a professional conversation may provide general feedback that helps the buyer and Realtor understand how the offer looks on paper and whether certain terms may be improved.

What happens after my offer is accepted?

After your offer is accepted, I schedule a 30-minute contract review call by Zoom. During this call, we review the contract timeline, next steps, current interest rate environment, loan strategy, appraisal process, documentation needs, and closing expectations.

A bid-over-ask strategy tool helps model an offer above asking price or estimated current value. It can show the offer price, estimated value, conservative appreciation assumptions, and how long it may take for appreciation to catch up to the offer amount.
